Dunavant Signs 784,000 square foot lease near Port of Houston

HOUSTON—In what is believed to be one of the largest single leases ever signed in a spec building near the Port of Houston, logistics firm Dunavant Distribution Group LLC has executed a lease agreement for 784,000 square feet of industrial space in the Bay Area Business Park.

The new lease will allow Memphis-based Dunavant to consolidate its operations into a single facility in Building 10 of the Bay Area Business Park, located at 10629 Red Bluff Road in Pasadena. Previously, Dunavant had worked out of several locations within the industrial park, beginning with 120,000 square feet in Summer 2013. In February 2020, Dunavant signed a lease that added 137,000 square feet to its footprint in the industrial park, bringing its total presence to just under 1 million square feet of space, including H-3 and H-4 rated chemical space.

“Our continued growth of Dunavant’s distribution footprint in Houston, along with our established and advancing trucking and port services, position us well to continue serving companies who currently use or will potentially utilize the port of Houston,” said Dean Bay, Dunavant Senior Vice President of Warehousing and Distribution. “At the end of the day, we remain focused on creating a first-class environment for our customers.”

Dunavant was attracted to the business park because of its proximity to the port’s Bayport and Barbour’s Cut terminals. The facility is strategically located near many plant manufacturers that Dunavant has a history of servicing.

The larger facility will likely enable Dunavant to add between 30 to 50 employees to its operations in greater Houston.

Bay Area Business Park, which is owned by Des Moines, Iowa-based Principal Real Estate Investors, has been under development since 2007 and now hosts 3.3 million square feet of space.

Toronto-based Colliers International represented Dunavant in the deal.
